Level 1, 175 Eagle Street - Talbot Sayer

Caughley & Co. delivered the new Brisbane head office fit-out for Talbot Sayer at 175 Eagle Street, Brisbane - Level 1, supporting the firm’s rapid growth and relocation into a larger, high-profile tenancy.

Completed in January 2024 over a 14-week (70 working day) programme, the project comprised a full office refurbishment with a completely re-imagined, high-end front-of-house environment.

The client brief centred on creating a premium arrival and client experience, with reception, waiting, meeting and boardrooms, and a feature client bar and staff breakout area positioned directly off the lift lobby. Behind this, the tenancy was designed to support approximately 80 staff in an open workstation environment, complemented by multiple quiet rooms and internal meeting spaces. A high-specification front-of-house finish was a non-negotiable.

Design was delivered by Bearspace, led by Julia Tamatea, creating a modern workplace that balances client-facing hospitality with functional staff zones.

The front-of-house is defined by ceramic sheet benchtops to the reception, bar and collaboration tables, custom recessed linear feature lighting, brass fixtures and detailing throughout the bar and joinery, and polished concrete-look vinyl tiles across the client areas. These materials were selected to deliver durability while creating an immediate visual impact for clients on arrival.

A key technical challenge was the hydraulic coordination to the bar and kitchen zone, where a high concentration of equipment and services had to be integrated into limited joinery and cupboard spaces.

The standout feature of the project is the front-of-house bar, kitchen collaboration and breakout area, with visitors frequently commenting on the quality of finishes and detailing—particularly the brass elements and custom lighting integrated throughout the space.

Delivered under a design and construct model and coordinated with multiple specialist service trades, the tenancy is now operating as Talbot Sayer’s national head office. The client was extremely satisfied with the result and has confirmed their intention to continue working with Caughley & Co. on future projects.
