Level 26, 288 Edward Street - Marquette Speculative Suite
Caughley & Co. delivered a full-floor speculative office fit-out for Marquette Properties at 288 Edward Street, Brisbane - Level 26, creating a high-quality, market-ready workplace designed to secure a fast lease for a previously vacant tenancy.
Completed in October 2024 following 40 working days on site (8 weeks), the project was delivered under a design and construct approach and built on Caughley & Co.’s established relationship with Marquette across multiple speculative suites.
The client brief focused on a single-tenancy, open-plan workplace for approximately 50 staff, with a strong client-facing front-of-house experience and back-of-house offices and meeting spaces. A key requirement was the refurbishment of the existing kitchen and breakout area, along with the inclusion of sit-to-stand workstations for a portion of the floor.
The scope comprised a predominantly new build, with one existing boardroom retained, the existing kitchen re-skinned and the existing grid ceiling maintained. All other areas were newly constructed to deliver a contemporary, functional and flexible workspace.
Design and documentation were delivered by Mos & Arch, led by Lija Cochrane, following a competitive designer engagement process. The resulting scheme adopts a modern commercial aesthetic using light carpets and paint finishes, timber-look laminates, and timber-look vinyl planks to the kitchen and breakout zones creating a bright, neutral environment suitable for a broad tenant market.
Caughley & Co. delivered new floor finishes throughout, plaster and glazed partitions, acoustic panelling to meeting rooms and zoom rooms, custom joinery, privacy screens, integrated TV surrounds and new leather-finished furniture to boardroom and meeting spaces. These materials were selected to provide a light, open workplace while maintaining durability and long-term performance.
A major technical challenge on this project was the design and installation of a complete new fire sprinkler system across the entire floor, including new mains, branch lines within the existing ceiling, monitored valves and new sprinkler heads delivered concurrently with the main fit-out works without impacting programme.
The defining feature of the tenancy is the custom joinery, which shapes the front-of-house experience and key collaboration areas and is consistently noted by visitors for its quality and finish.
Delivered on time and on budget, with only client-requested variations, the tenancy was leased prior to completion, with the incoming tenant moving in shortly after handover. The success of the Level 26 fit-out directly led to Caughley & Co. being awarded the Level 20 tenancy within the same building.
