Level 20, 288 Edward Street - Marquette Speculative Suite

Project delivered by Caughley & Co. for Marquette Properties.

Caughley & Co. delivered a high-quality speculative office fit-out for Marquette Properties at 288 Edward Street, Brisbane - Level 20, following the successful delivery and fast leasing of a near-identical tenancy on Level 26 late in 2024.

The brief was to replicate the proven layout from Level 26, while refining finishes and select joinery elements to create another modern, light-filled suite ready for immediate leasing. A key non-negotiable was the relocation and reuse of approximately 50 fixed workstations from Marquette’s previous tenancy at 10 Eagle Street, ensuring cost efficiency and continuity for the client.

Delivered in 50 working days (10 weeks) and completed in May 2025, the project comprised a predominantly new build, with only one existing boardroom retained, the existing kitchen re-skinned, and the existing grid ceiling maintained where required. All other areas were newly constructed.

The design, developed by Lija Cochrane follows a modern commercial aesthetic, using light carpets and paint finishes, timber-look laminate joinery, and timber-look vinyl planks to the kitchen and breakout zones. A distinctive glass brick partition was introduced between the kitchen and workstation area, allowing natural light to penetrate deeper into the floorplate while creating a strong architectural feature.

Throughout the tenancy, Caughley & Co. delivered new floor finishes, plaster and glazed partitions, acoustic panelling to meeting spaces and zoom rooms, custom timber-look joinery, privacy screens, integrated TV surrounds and new leather-finished furniture to boardroom and meeting rooms. The result is an open, highly functional workplace that balances collaboration, privacy and visual impact.

Building on lessons learned from the earlier Level 26 project, the team successfully eliminated most service coordination issues particularly around sprinkler and trade interfaces. The glass brick wall required additional structural engineering and in-wall steel support, which was seamlessly integrated into the build.

The standout elements of the fit-out are the custom joinery and the glass brick partition, both of which define the front-of-house experience and breakout areas. Visitors consistently comment on the quality of the joinery, the glass brick feature and the waiting area furniture.

Delivered on time and on budget, with variations only where requested by the client, the tenancy was fully leased approximately two to three months after completion without any alterations required by the incoming tenant. The project reinforces Caughley & Co.’s reputation for delivering reliable, high-quality speculative and commercial office environments that perform immediately in the market.
